Although our Holiday Parks vary slightly, for most of our parks our season is from 1st March until around the 16th January, so you can enjoy your holiday throughout the Summer and Winter!
The number one cost associated with owning a static caravan is the site fees which vary across our Parks. We bill annually, but you can opt to pay within one of our payment plans, which will spread the cost for you over the year. There will also be other associated costs to keep in mind such as gas, electric, insurance water & rates. No, you don't need a TV Licence for your holiday home, unless you are subletting it. The rule is, that if you have a TV licence at your home address you dont need one for your holiday home as you aren't watching it at home whilst you are visiting your holiday home.
This is a hot topic at the minute and the simple answer is no. Static holiday caravans are not built to residential standards, and more importantly, you won’t be afforded the protection of the mobile homes act. All of our holiday parks have a strict holiday park licence and as such our parks are all for holiday use only and you must provide us with your residential address to be an owner with us. If you’re thinking of living in a mobile home, make sure you choose a residentially licensed park with the appropriate written statement.

Yes, it is a condition of your pitch licence to insure your caravan or lodge. It’s vitally important that you have public liability insurance, and all good static caravan insurers will include this within their policy wording.
Yes, we offer three options for payment of site fees across our ten holiday parks. The first option is payment in full for the following season by 1st November. The second option is that you pay a deposit by 1st November and the rest in full by 1st March. The third option is that you can pay in 10 monthly installments, spreading the cost out over the season.
No - council tax is not payable on holiday homes within a holiday park as they are not residential, so you wont be expected to pay the inflated second home council tax rates that some councils are charging.
Yes. We understand that your holiday home requirements change as life progresses and you may decide that you require something that your present holiday home can not offer. We have a wide range of used and new holiday homes, as well as direct relationships with all the leading manufacturers so we are sure we will be able to find the right holiday home for you and you can use your current holiday home as a part exchange.
No, you don’t own the land. You are buying a luxury caravan holiday home with the right to occupy a pitch of your choice, providing you pay the annual site fees and abide by the Park rules.
Yes, subject to availability and suitability, you can choose any vacant plot you like.
When your holiday home reaches the end of its life on our parks, we will be happy to help asist you with the next steps. You can either upgrade your holiday home to a newer model or if you have decided you want to leave us, we will be happy to assist you in either purchasing your holiday home ourselves or getting repuatable caravan traders to make you offers for your holiday home and you can decide which option best suits you.
Of course. We understand that circumstances change and if you decide you no longer want to own your holiday home, there are a number of options available to you. You could offer it back to Thornley Leisure Parks, you could sell it privately, or you could sell it offsite to a reputable trader. Your park rules will detail the terms and conditions of each of these options or you can discuss them with your park Sales Team.

Yes, all of our Parks in North Wales, Mid Wales, Cheshire and North Yorkshire are dog friendly. All we ask is that you abide by the park rules and are considerate of fellow owners and customers alike.
Yes, you may sub-let your caravan on all of our parks apart from Maenan Abbey & Green Pastures, providing the caravan is not over ten years old. Sub-letting is entirely your responsibility. Thornley Leisure Parks do not take any responsibility for any aspect of the private sub-letting of your holiday home. All owners who do choose to sub-let their holiday homes must pay an administration charge and obtain an annual gas and electric landlords certificate (which we can arrange) and a copy of this must be held by us.
We have facilities for short stay and seasonal Tourers on our Dinlle Caravan Park and Morfa Lodge Holiday Park in Caernarfon, and we accept tents, short stay and seasonal tourers at Gallaber Park in North Yorkshire.
Yes - we will be able to get reputable traders to bid for your tourer or motorhome and you can use that money towards the purchase of your holiday home.
